Yes. Owner stays are blocked in the calendar like any other booking. The only thing worth knowing is that peak-season blocks come out of peak-season revenue, so it is worth planning them deliberately.
The owner does — repairs and replacements are a cost of the asset, not of the management service. What we bring is a vendor network that usually gets the work done cheaper and faster than an individual owner can arrange, and an approval threshold you set so nothing significant happens without your say-so.
Existing reservations are honoured. We take them onto our system during setup and pick up guest communication from the handover date so nobody arriving is left without a contact.
